    Overview

What you need to know about home extensions.

A home extension is one of the highest-return improvements a Stockport homeowner can make — provided it is designed and built properly. Done well, it transforms how you live every single day, increases natural light, opens the home to the garden and adds significant resale value. Done badly, it leaves you with cold spots, leaks, planning trouble and a building that drags the value of the rest of the house down.

    What it is

We design and build single-storey rear, side-return and wrap-around extensions, plus double-storey and over-structure builds. Every project is delivered turnkey: structural drawings, building control, foundations, brickwork, steels, roofing, glazing, plastering, electrics, plumbing and final decoration — all by one accountable team.

    Who it's for

Families who have outgrown the existing footprint, owners of period or 1930s semis wanting an open-plan kitchen-diner, and homeowners in Hale, Bramhall, Cheadle and Wilmslow looking to add a high-spec ground-floor master suite or second-storey bedrooms rather than move.

    When you need it

When the kitchen feels cramped, when guests have nowhere to sit, when working from home means working from a corner of the bedroom, or when moving costs (stamp duty, agent fees, removals) make staying and extending the obvious financial decision.

    Why a specialist

Extensions involve foundations, structural openings, party-wall law, building regulations, glazing performance and weatherproofing detail. Get any one of those wrong and the cost of putting it right runs into tens of thousands. A specialist builder protects you from every one of those risks.

    The Real Risk

What happens when this goes wrong.

Most extension regret traces back to two decisions: hiring on price alone, and underspecifying the build. Both are avoidable.

    Risks of cutting corners

    • Cracking and movement caused by undersized foundations on Stockport's mixed clay-and-sandstone subsoils.
    • Cold bridging and condensation where insulation, glazing and roof junctions have been detailed by a generalist rather than a specialist.
    • Planning enforcement notices when permitted development limits are misjudged — particularly common on rear extensions in conservation areas like Bramhall village.
    • Leaking flat roofs within 3–5 years from cheap single-ply or felt systems applied without proper falls and upstands.
    • Drainage failures and Building Regs sign-off refusals when soil pipes and surface water haven't been routed correctly from day one.

    Common homeowner mistakes

    • Choosing the cheapest quote without comparing what's actually included (foundations depth, steel sizes, glazing U-values, decoration).
    • Letting the architect design in isolation without builder input on buildability and cost.
    • Skipping party-wall agreements with neighbours and getting served an injunction halfway through the build.
    • Using domestic-spec bifold doors on a south-facing aspect with no solar control and watching the room overheat all summer.
    • Believing that 'project managing it yourself' will save money — it almost never does.

    Technical Detail

The detail that separates a 30-year job from a 5-year one.

There's no single 'right' extension — every property, plot and family is different. Here's what we build, how we build it, and the technical detail that separates a 30-year extension from a 5-year regret.

    01

    Types of extension we build

We design and deliver every common extension type in the Stockport area:

    • Single-storey rear extensions — the classic open-plan kitchen-diner, typically 3–6m in projection.
    • Side-return infills — turning a Victorian or Edwardian terrace's wasted side alley into usable floor area.
    • Wrap-around extensions — combining rear and side returns for maximum ground-floor footprint.
    • Double-storey rear and side extensions — adding bedrooms above living space in one build.
    • Over-structure builds — adding a first floor above an existing single-storey extension or garage.
    • Orangeries and glazed link extensions — for clients wanting heritage character with modern performance.
    02

    Foundations and structure

Stockport sits on variable ground — Mersey Valley alluvium, Bunter sandstone outcrops and pockets of made ground. We routinely specify trench-fill or reinforced raft foundations to between 1.0m and 1.8m depending on subsoil, proximity to trees and any heave risk. Steel beams (UC and UB sections) are calculated by an independent structural engineer for every project — never sized by rule of thumb.

    03

    Glazing and rooflights

We specify aluminium bifold and slim sliding doors with thermally broken frames, double-glazed units with argon fill and warm-edge spacers as standard, triple glazing where orientation or budget warrants. Rooflights are flat-glass, thermally broken units with kerb upstands — never plastic domes.

    04

    Roofing on extensions

Flat roofs are warm-roof construction with PIR insulation above the deck and a single-ply membrane (Sarnafil or equivalent) or high-grade GRP — never pour-and-roll felt. Pitched extensions use breathable membranes, ventilated battens and matching tiles sourced as close to the host roof as possible.

    05

    Heating and electrics

All extensions are wired to current 18th Edition standards with RCBO protection. Underfloor heating is our default for ground-floor extensions — quieter, more comfortable and frees the walls for furniture. Existing boilers are checked for capacity before connection, and upgraded if undersized.
