Pre-construction phase
Detailed survey, structural appraisal, planning checks, design development, M&E (mechanical and electrical) layout, kitchen and bathroom design, finishes specification, programme development and fixed-price quotation. Most renovations need 4–8 weeks of pre-construction before site work starts.
Strip-out and structural phase
Removal of existing kitchens, bathrooms, suspended ceilings, partition walls, floor coverings and fittings. Structural alterations carried out next: load-bearing walls, steel beam installations, chimney breast removals, new openings. This phase typically runs 3–6 weeks.
Building envelope phase
External works including re-roofing, repointing, window and door replacement, fascia/soffit/guttering, and any new openings or extensions. Insulation upgrades to walls and lofts. This phase typically runs 4–8 weeks.
First-fix M&E and plastering

Second-fix and finishing

Tiling, flooring and decoration. Kitchen and bathroom installations. This phase typically runs 6–10 weeks.
