Overview
What you need to know about bathrooms.
A bathroom is a small room with a lot going on inside it: water, electrics, ventilation, drainage, waterproofing, tiling, lighting and finish. Get any one of those wrong and you've got a leak, a damp wall or a wet patch on the ceiling below within twelve months. Get them all right and you've got a room that looks immaculate and works perfectly for the next twenty years.
What it is
We design and install family bathrooms, en-suites, wet rooms, downstairs WCs and shower rooms. Every project includes strip-out, plumbing first-fix and second-fix, electrics, plastering, full tanking and tiling, fitting of sanitaryware and brassware, and complete decoration.
Who it's for
Homeowners with dated 1980s/90s suites, families needing more functional bathrooms, anyone planning a loft conversion en-suite, owners wanting a true wet room, and buyers wanting to upgrade developer-spec bathrooms to a higher standard.
When you need it
When the existing suite is leaking, dated or simply not working for how you live. When tiles are cracked, grout is failing or silicone is mouldy. When you want to add a downstairs WC or en-suite. When a renovation or extension makes it logical to do bathrooms at the same time.
Why a specialist
Bathrooms involve waterproofing, drainage, hot and cold supplies, electrics in a wet zone, ventilation calculations and tiling onto correctly prepared substrates. The cost of getting any one of these wrong almost always exceeds what would have been saved hiring a specialist in the first place.
The Real Risk
What happens when this goes wrong.
We're called in regularly to remediate bathrooms installed by someone else within the last 5 years. The same problems recur.
Risks of cutting corners
- Wet rooms leaking through to the ceiling below because tanking was inadequate or non-existent.
- Floor tiles lifting because the substrate wasn't deflection-checked before tiling.
- Mould around showers because extract fans were either undersized or not running long enough.
- Electrics installed without proper Zone 0/1/2 understanding — IP44 fittings missing or earth bonding absent.
- Slow-running drains because waste pipes were laid with insufficient fall.
Common homeowner mistakes
- Tiling onto plasterboard in shower areas without a proper tanking membrane.
- Hiring a 'tiler' to install a bathroom — tiling is one trade out of seven.
- Choosing the cheapest extract fan — guaranteeing a damp ceiling within two years.
- Installing a wet room over a timber floor without proper deflection assessment and over-boarding.
- Skipping the silicone bead specification — generic silicone fails inside a year in mould-prone environments.

Single fixed-price package

Properly tanked wet areas
Liquid or sheet membrane tanking systems with manufacturer warranty — never cement board alone in shower areas.
Part P-certified electrics

Quality sanitaryware
We work with leading UK and European manufacturers — Villeroy & Boch, Duravit, Hansgrohe, Crosswater — or your chosen brand.
Proper extract ventilation
Humidity-sensing fans correctly sized for room volume, ducted to outside (never into the loft).
Workmanship we stand behind
Plus manufacturer warranties on tiles, sanitaryware and brassware. The industry's strongest combined cover.
Technical Detail
The detail that separates a 30-year job from a 5-year one.
Bathrooms are micro-construction projects. Here's the technical detail behind every Greenbank bathroom.
Bathroom types we install
- Family bathrooms — bath, separate shower or shower-over-bath, double basin or single, WC and storage.
- En-suites — typically shower, basin and WC; often added as part of a loft conversion or master bedroom reconfiguration.
- Wet rooms — open-plan tiled-floor showers with no enclosure; require comprehensive tanking and gradient-formed floors.
- Downstairs WCs — compact but high-impact; cloakrooms that work hard for visitors and family.
- Shower rooms — replacement of bath with full shower enclosure or walk-in.
Waterproofing and tanking
All wet-zone walls are tanked with either a liquid-applied polymer membrane (BAL WP1, Mapei Mapegum or equivalent) or a sheet system (Schlüter Kerdi, wedi). Floor tanking extends up walls to at least 150mm above the highest splash point. We never rely on cement-board waterproofness alone — it isn't waterproof.
Plumbing first and second fix
All hot and cold supplies in pressure-tested copper or high-quality plastic with proper isolation valves at every appliance. Wastes laid to correct gradients (1:40 minimum on 40mm waste, 1:80 on 110mm soil). Concealed cisterns mounted on proper frames, not propped against stud walls.
Electrics in wet zones
Zone-correct light fittings (IP44 minimum in shower zones, IP65 in wet zones), shaver sockets only where allowed, supplementary equipotential bonding to all metallic services, RCD protection on all bathroom circuits, and mechanical extract fan on overrun timer wired to lighting circuit.
Tiling and substrate
Floor substrates checked for deflection; over-boarded with cement particle board (Hardiebacker or NoMorePly) where existing floor doesn't meet stiffness requirements. Tiles fixed with the correct adhesive grade for the substrate and tile type — natural stone never on standard adhesive. Grout and silicone in mould-resistant grades.
Heating and ventilation
Underfloor heating wherever practical — quieter than radiators and frees the walls. Towel rails as supplementary heat. Mechanical extract sized to room volume (typically 15–30 l/s) with humidistat control, ducted via insulated ducting to a soffit or wall vent — never into the loft.
